As with our professional sales division, and in light of the national economic situation making it harder for those that need accommodation or places to act as a commercial business, we are pleased to take this next step, said Managing Director Ernie Draper.
“In the past, when we have had clients wishing to rent properties, we took the initiative to simply act as a mediator and introduction between homeowners and tenants. It was a simple case of providing a personal service to help those who feel that is the right direction,” he said.
“We have always made it our priority to help where possible, even if there was no money to be made. Business is obviously about making money and it will always remain that way, but there also needs to have a personal consideration for the welfare of any of our clients and friends.”
Whilst many may think that managing rental properties would be quite an easy step, it is not quite that simple. A company must be prepared to have an employee (Property Manager) on call 24 hours per day to assist with any problems that might arise during a tenant’s occupancy period. This could be as simple as replacing a light globe or an urgent demand, such as a security measure failing. As a Property Management company, you have to offer value for service and comfort to tenants without inconvenience.
Further, for the property owner, a good company will ensure their valuable asset is tenanted with trustworthy reliable tenants. “Scrutinizing applicants is a vital link in bringing the landlord and tenant to an amicable agreement. Who would you trust with a multi-million Baht property?”
For the landlord it is like handing over millions of Baht and asking the company to manage and make sure it is not only safe but also returning a good margin instead of a property sitting idle. Mr. Draper believes that with a comprehensive background check of likely tenants, it is a must to insure the property retains value. “We will be doing that background check to achieve a positive outcome for both landlord and occupants”.
“We have shown that our professional sales and service goes way beyond the normal parameters and we aim to do the same with the Rental division. We have, and always will, try to provide a service that meets everyone’s needs.”
This new division is in the infancy stage now, but we do expect that we will be servicing areas near to Udon Thani, Khon Kaen and Nong Khai in the initial start-up phase.
